Arrive Realty | Chula Vista, CA Full-Time | In-Office Monday–Friday $22–$32/hour + Performance Bonus Opportunities Arrive Realty is looking for an experienced Residential Transaction Coordinator to join our growing team and take ownership of the transaction process from contract to close. This is not a general administrative position. We're looking for someone with at least 1 year of hands‑on experience in residential transaction coordination, escrow, lending, or a closely related residential real estate transaction role. You should already understand the moving parts of a residential transaction and be comfortable managing deadlines, documentation, communication, and multiple parties. You will work closely with our agents, clients, escrow officers, lenders, inspectors, vendors, and internal operations team to keep transactions organized, on track, and moving toward a successful close. When something is assigned to you, you don't consider it complete because you sent an email. You consider it complete when the outcome has been achieved. What Success Looks Like Transactions move smoothly from contract to close Deadlines and contingency dates are proactively tracked Required documents are complete, accurate, and submitted on time Agents know what is happening with their transactions without having to chase for updates Potential issues are identified and communicated early Clients receive timely, professional communication Escrow, lenders, inspectors, and vendors have what they need Transaction files remain organized and compliant Problems are addressed before they become bigger problems Agents trust you to own the details and keep the transaction moving Compensation & Benefits $22–$32/hour based on experience and qualifications Performance bonus opportunities Paid Time Off Health Benefits Ongoing training and professional development Growth opportunities within a rapidly growing organization Team events and recognition Supportive, collaborative team environment Compensation: $22 - $32 hourly Qualifications Required Qualifications 1+ year of hands‑on residential transaction coordination, escrow, lending, or similar residential real estate transaction experience Working knowledge of the residential transaction process from contract through closing Experience managing multiple files, deadlines, documents, and parties simultaneously Strong understanding of transaction timelines, contingencies, disclosures, and closing requirements Excellent organizational and time management skills Exceptional attention to detail and follow-through Strong verbal and written communication skills Ability to proactively identify issues and take ownership of resolving them Comfortable communicating with clients, agents, escrow officers, lenders, inspectors, and vendors Comfortable learning and using transaction management software, CRMs, and other technology Ability to work effectively in a fast‑paced, team‑oriented environment Preferred Qualifications 2+ years of hands‑on residential transaction coordination experience Experience supporting a high‑volume residential real estate team Experience with Follow Up Boss, Sisu, eXp systems, or similar platforms Experience with transaction management software California residential real estate experience Familiarity with eXp Realty systems and processes Real estate license is a plus, but not required This Role Is Probably Not For You If You Have no experience working with residential real estate transactions Are looking for a general administrative or assistant position Need significant training on the fundamentals of residential transactions Prefer to wait for instructions rather than proactively managing deadlines and follow‑up Struggle to manage multiple transactions and competing priorities Avoid difficult conversations or follow‑up Get overwhelmed when transactions become complicated or fast‑paced Don't enjoy being responsible for the details that keep a transaction moving Responsibilities Core ResponsibilitiesTransaction Coordination Manage residential real estate transactions from contract through closing Review contracts and transaction documents for completeness and accuracy Track contingency periods, deadlines, inspections, appraisals, loan milestones, and closing dates Maintain accurate and organized transaction files Coordinate required disclosures, addenda, reports, and other transaction documentation Ensure documents are properly executed and uploaded into the appropriate systems Monitor transaction timelines and proactively communicate upcoming deadlines Coordinate with escrow officers, lenders, inspectors, appraisers, vendors, clients, and agents Follow up on outstanding items until they are fully resolved Identify potential issues or delays and communicate them to the appropriate parties Assist with closing coordination and final transaction requirements Maintain compliance with brokerage and team procedures Agent Support Serve as a reliable operational resource for agents throughout the transaction Keep agents informed of important updates, deadlines, and outstanding items Help agents stay focused on their clients and business by owning transaction details Provide proactive reminders and follow‑up when action is needed Help troubleshoot transaction‑related issues and coordinate solutions Client Experience Provide professional and timely communication to clients throughout the transaction Help clients understand what to expect during the transaction process Respond to questions and concerns with urgency, professionalism, and empathy Help create a smooth, organized, five‑star experience from contract to close Systems & Process Improvement Maintain accurate information across transaction management systems and internal platforms Follow established SOPs and workflows Identify opportunities to improve transaction processes and efficiency Utilize technology and AI tools to reduce manual work and improve organization Help maintain and improve transaction checklists, workflows, and documentation #J-18808-Ljbffr
